## Bulb, wiper and the job each one does

There are two distinct sealing jobs around a slide opening and confusing them is why so many seal repairs do not fix anything. The bulb seal, sometimes called a D seal for its cross section, is a hollow rubber profile that compresses when the room is retracted. Its job is to close the gap between the room's perimeter flange and the coach wall in the travel position, and it works by being squeezed. When the room is extended, the bulb is doing nothing at all.

The wiper seal is the opposite. It is a flexible blade with a low friction surface that rides against the exterior of the room, sealing continuously as the room travels and holding that seal while the room sits extended. Its job is to shed water running down the sidewall away from the opening and to keep road spray and grit out during the transition. It works by contact rather than by compression, and it is the seal doing the work every time you are parked with the room out.

Most openings have both, in an inner and outer arrangement, and the pattern varies by manufacturer. The practical consequence is that the position of the leak tells you which seal to look at. Water appearing on the floor only after travel points at the bulb, since that is the travel position seal. Water appearing while parked with the room out points at the wiper or at the top of the opening. Water that appears in both conditions usually means the room is out of adjustment and neither seal is making even contact.

## How slide seals actually fail

Compression set is the quiet failure and the most common. A bulb seal that spends months compressed while the coach is parked with the room in, or years cycling between compressed and relaxed, eventually stops springing back. It takes a permanent flattened shape, and a flattened bulb no longer fills the gap it was sized for. Nothing looks broken. The seal is still there, still attached, still apparently intact, and it is no longer sealing.

Ultraviolet degradation is the visible failure. Rubber exposed to Southern California sun hardens, loses flexibility, develops surface crazing and eventually cracks through. A hardened wiper cannot conform to the room surface as it moves, so it lets water past and it scrubs rather than wipes. Hardened rubber is also far more likely to tear when the room cycles, particularly at the corners where the profile has to negotiate a direction change.

Then there are the mechanical failures. Adhesive backed seals release, usually starting at one end and progressing. Track mounted seals pull out of their retainer where the spline has torn. Wipers fold under and stay folded, which is much worse than a torn seal because a folded wiper channels water directly into the opening instead of shedding it. And any seal on a room that is out of adjustment gets torn, rolled or crushed by the room scrubbing past it at an angle, which is why we treat adjustment as part of the seal job rather than as a separate service.

## Track mounted against adhesive backed profiles

Two attachment methods are in service. Track mounted seals have an arrow or T shaped spline moulded onto the back that inserts into a retainer channel on the coach or the room. They are mechanically held, they can be replaced without any surface preparation, and they hold up extremely well provided the correct profile is used and the retainer is undamaged. The fitting skill is in feeding the spline continuously and in handling the corners without stretching the material.

Adhesive backed seals rely on a pressure sensitive tape and they are far less forgiving. Surface preparation is everything: the old seal and every trace of old adhesive have to come off, the substrate has to be cleaned to a genuinely clean surface, and the temperature during application has to be within the adhesive's range. Applied over residue, or applied cold, the seal releases within a season. We prepare properly and we apply at appropriate temperature, which occasionally means a job waits until the shop conditions are right rather than being rushed.

Profile selection matters more than owners expect. Seal profiles vary in bulb diameter, wiper blade length, base width and spline shape, and the correct one for your opening is set by the gap dimension and the retainer. A seal that is close but not correct will either not compress enough to seal or will be so oversized that it fouls the room and tears itself apart within a few cycles. We measure the gap and match the profile rather than fitting whatever looks similar.

## Adjust the room before you replace the seal

This is the single most important thing in this section. A seal can only close an even gap. If the room sits out of square in the opening, the gap is wider at one edge than the other, and no seal profile in existence closes a gap that is wrong at one end and right at the other. It will compress hard on the tight side, taking a permanent set there, and never touch on the open side, where the water comes in. Fit a brand new seal to a misaligned room and you have bought a new seal that leaks in exactly the same place as the old one.

So the sequence is fixed. Check the room's squareness and reveal, correct the mechanism adjustment if it is off, verify that the room seats to the same depth in both positions, and only then fit seals. That order sometimes turns what an owner expected to be a straightforward seal job into a mechanism job plus a seal job, and we say so at the estimate rather than fitting seals and letting the outcome speak for itself.

The room's own flange is the other half of the equation, because that is the surface the bulb has to seal against. A flange that is bent, corroded, delaminated at the edge or damaged from a previous bind is not a sealing surface, and it needs repair before new rubber goes on. Same for the retainer channel: a torn or crushed retainer will not hold a spline, and it gets repaired or replaced rather than being made to work with adhesive.

## Toppers keep water off the seal in the first place

A slide topper is a fabric awning on a spring loaded roller mounted above the opening, which extends automatically as the room goes out and retracts as it comes in. Its purpose is to keep debris and standing water off the roof of the slide room, and its secondary effect is that it keeps a great deal of water away from the top seal, which is the seal most likely to leak.

A failed topper actively makes things worse. Torn fabric channels water into a concentrated stream rather than shedding it evenly, and it usually aims that stream at the corner of the opening. A topper that has lost roller tension sags in the middle, which lets water pond on the fabric, and a pool of standing water above a slide opening will find its way in eventually. And a topper that no longer retracts fully leaves fabric bunched at the top of the room where it interferes with the seal.

Toppers are also a debris problem in disguise. In a Southern California setting with eucalyptus, pepper trees and jacaranda around, leaf litter and seed pods collect on the topper fabric and then get dragged into the opening when the room retracts. That debris sits against the seal, holds moisture against the rubber and abrades it every cycle. Clearing the topper before retracting the room is a small habit that meaningfully extends seal life, and it costs nothing.

## Conditioners that help and products that destroy rubber

Slide seals last longer when they stay clean and conditioned, and shorter when the wrong product is used on them. The rubber used in these profiles is generally EPDM, and EPDM has a specific chemical vulnerability: petroleum distillates swell it, soften it and permanently degrade it. Any product with a petroleum solvent base, including a number of general purpose protectants and lubricants people reach for automatically, will damage a slide seal even though it appears to condition it beautifully on the first application.

What works is a water based rubber conditioner or a dry silicone product specifically labeled as safe for rubber seals, applied to a genuinely clean seal rather than over accumulated grit. Cleaning first matters because a conditioner applied over dirt just holds the dirt against the rubber. On wipers, a small amount of dry lubricant reduces the friction between the blade and the room surface, which reduces the tendency to fold under and reduces the scrubbing wear that shortens blade life.

The maintenance interval that actually matters is tied to use rather than to the calendar. Clean and condition the seals whenever the coach comes back from a trip that involved dust, salt air or tree debris, and at minimum a couple of times a year. Inspect at the same time: look for flattening, hardening, cracking, any spot where the seal has released from its track, and any place where a wiper is starting to fold rather than lie flat. Catching a rolled wiper early is a two minute correction, and leaving it becomes a wall repair.

### Why is my slide still leaking after I replaced the seals?

Almost always because the room is out of square. A seal can only close an even gap, and if the room sits misaligned in the opening the gap is wider at one edge than the other. The new seal compresses hard on the tight side and never touches on the open side, which is exactly where the water was coming in before. Adjustment has to come first: check squareness and reveal, correct the mechanism if needed, verify the room seats to the same depth in both positions, then fit seals. The other common cause is fitting a profile that is close but not correct for the gap dimension.

### How long should slide seals last?

Several years is typical, and Southern California sun shortens that. The failure that catches people out is compression set rather than visible damage: a bulb seal that has spent long periods squeezed eventually stops springing back and stays flattened, so it no longer fills the gap it was sized for while still looking perfectly intact. Ultraviolet hardening is the other clock. Inspect at least twice a year for flattening, hardening, surface crazing, any section that has released from its track and any wiper that has begun to fold rather than lie flat against the room.

### What should I use to condition my slide seals?

They are not required and they are genuinely useful, particularly if you park under trees or leave the room out for long stretches. A topper keeps standing water and debris off the roof of the slide room, and the secondary benefit is that it keeps a lot of water away from the top seal, which is the one most likely to leak. The caution is that a failed topper is worse than none: torn fabric concentrates water into a stream aimed at a corner, and a sagging topper lets water pond above the opening. Clear debris off the fabric before retracting the room.

### Can you replace just the section of seal that is damaged?

Technically yes on a track mounted profile, and we usually recommend against it. A spliced seal has a joint, and that joint is a hard spot in an otherwise continuous run, which becomes the place the next leak starts and the place the room catches as it cycles. It also means one section is new rubber at full height while the rest is aged and compression set, so the compression across the opening is uneven. Replacing the full run on that side, and usually the whole opening, costs modestly more in material and produces a result that actually seals.
