How Do You Read A Slide Room That Runs Out Of Sync?

The short version

Start by identifying the mechanism, because the same symptom means four different repairs. Schwintek and Lippert In-Wall systems lose synchronization between their two vertical rack columns. Hydraulic through frame rooms lose pressure. Power Gear rack and pinion units strip gear teeth or shear a cross shaft. BAL Accu-Slide cable systems stretch and fray. Stop running the motor until you know which one you have.

That last sentence is the expensive part. A room that binds and gets cycled another dozen times to see whether it will straighten out is how a $500 adjustment turns into a rebuild.

How do you identify which mechanism your room uses?

Look at the sides of the opening, not the floor.

Schwintek and Lippert In-Wall. A toothed rack runs vertically up each side of the room, driven by a small motor near the top or bottom of each column. There is no rail under the room. These are common on lighter travel trailers, fifth wheel bedroom rooms and many camper vans and Class B units, because the mechanism lives entirely in the wall thickness.

Hydraulic through frame. Look under the room for a pair of steel tubes running through the chassis with a cylinder at the inboard end. There will be a pump, usually in a bay, and hydraulic lines. Common on larger fifth wheel and Class A living rooms because it moves the most weight.

Power Gear electric rack and pinion. A horizontal toothed rail under each side of the room, a motor driving a cross shaft between them, and a gearbox at each end. Common on mid weight rooms.

BAL Accu-Slide. Cables and pulleys under the room, with a drive assembly pulling the room in and out on a cable loop rather than a rack.

Getting this right takes two minutes with a flashlight and saves an entire diagnostic hour at $285.

What does out of sync actually mean on a rack driven room?

On a Schwintek or Lippert In-Wall room, each side has its own motor, and a controller counts pulses to keep them together. If one side meets more resistance than the other, it falls behind. The room goes into the opening at an angle, the top or bottom edge binds against the flange, and resistance climbs on the side that is already behind. The controller reads the current spike, faults, and stops.

The visible symptoms are a room that is visibly out of square in the opening, a room that stops partway and beeps or clicks, a room that walks a little further out of alignment on each cycle, or a controller fault code.

The cause is almost never the controller. It is one of these:

  • A seal that has hardened and is dragging on one side, common after several Orange County summers of ultraviolet exposure
  • A rack column that has lost lubrication and is binding on its guide
  • Debris or a foreign object in one column
  • A worn or damaged tooth section on one rack
  • A motor with degraded output on one side
  • Low system voltage, which affects the two motors unequally

Voltage deserves a note. A house battery bank that has sagged will produce sync faults that look mechanical and are not. Before disassembling anything, check resting bank voltage and check it again under load. If the bank is the problem, the fix is on the battery and charging side, not the slide side.

Can an owner resynchronize a room safely?

Sometimes. Most rack systems have a documented resync procedure, typically holding the retract switch for a set period after the room is fully in so both motors stall against the stop and the controller re-zeroes. That procedure is legitimate and worth trying once, with the room retracted and the coach on shore power or a well charged bank.

What is not safe is repeating it. If the room faults again on the next cycle, something mechanical is causing it and the resync is masking a symptom. Each additional cycle under a bind loads the rack teeth, and rack teeth do not repair. They replace.

Also do not manually override a rack room by pulling or pushing on it. The columns are timed to each other by tooth engagement, and forcing the room changes that relationship.

What do the other three mechanisms do when they fail?

Hydraulic. A room that creeps in or out on its own, drifts overnight, moves unevenly side to side, or moves slowly under load is telling you about pressure. Look for fluid at the cylinder rod, at the fittings and on the floor of the bay. Check the reservoir. A hydraulic room that has lost fluid will also be quieter than usual because the pump is cavitating.

Power Gear rack and pinion. A grinding or clacking noise, one side moving while the other does not, or a room that comes out square and goes in crooked. A sheared cross shaft produces a room that runs on one side only, which is unmistakable once you know to look for it.

BAL Accu-Slide. Cable systems announce themselves. A frayed cable makes noise, a stretched cable lets the room sit low at the outboard edge, and a snapped cable drops one corner. Inspect the cable runs and pulleys with a light.

What does the repair cost and what drives the range?

Posted slide out mechanism service runs $500 to $8,500 and up, and the spread is honest rather than defensive. An adjustment, a lubrication and a resync sits at the low end. A rack column and motor replacement on both sides sits in the middle. A room that has been run out of sync until the wall structure racked needs a slide room rebuild at $1,500 to $7,500 on top of the mechanism work.

Seals are their own line. Slide out seal replacement is $400 to $3,000 depending on the number of rooms and whether wipers, bulbs and D seals are all being renewed. Toppers run $450 to $1,800.

The bundled Slide Out Service Package at $1,150 pairs the mechanism inspection and adjustment with a full seal renewal on one room, which is the right combination when a room binds and also leaves a wet line on the floor. Those two symptoms have a common cause more often than not: an out of adjustment room chews its own seals, and a failed seal lets water into the wall the room retracts into.

When does a slide problem become a water problem?

Fast. The slide opening is the largest deliberate hole in the sidewall, and the seal around it is the only thing keeping weather out of a wall cavity. A room sitting a quarter inch low on one side leaves a gap along the top flange that will not show as a drip. It shows as a soft spot in the floor eighteen months later.

If you have any staining at the slide floor edge, any musty smell when the room is retracted, or any darkening along the interior trim, get a moisture reading before you spend money on the mechanism. Water intrusion and leak repair is published at $750 to $15,000 and up for a reason.

Getting it looked at
