Which Seals To Renew Before The First Real Rain Arrives

Southern California owners get an unusual gift here. The wet season is short and it announces itself, so seal work is genuinely schedulable rather than reactive. The trap is that nine dry months make a bad seal look identical to a good one.

Why do seals fail faster here than in wetter places?

Because the damage is done by ultraviolet exposure and thermal cycling, not by water. Water is what finds the failure afterward.

A lap sealant bead on a roof in Orange County spends most of the year in direct sun, cycling from cool mornings to surface temperatures well past anything the ambient thermometer suggests. That cycle expands and contracts the sealant, the flange it sits on and the roof material underneath, all at different rates. Sealant that is still visually intact will have lost its bond at the edges long before it looks cracked. Butyl tape under a flange dries and shrinks. Gaskets take a compression set and stop springing back.

Then two inches of rain arrive over one weekend in January and every one of those quiet failures gets tested at the same time. That is why the wet season here produces a spike in water intrusion jobs that has nothing to do with how much rain fell. The rain is the audit, not the cause.

What is on the roof list, specifically?

Every penetration. Not the ones that look bad, all of them.

Vent flanges, the air conditioner gasket, the refrigerator vent, plumbing vents, the antenna base, solar mount feet, ladder mounts, the skylight frame and every screw head that someone added over the years to mount something. Each of those is a hole in your roof with a bead of sealant standing between it and your ceiling.

The correct method is to remove failed sealant rather than to add a fresh layer over it. A new bead over an old bead bonds to the old bead, and the old bead is the part that already let go. This is the single most common thing owners get wrong, partly because adding sealant is easy and removing it is tedious, and partly because the result looks the same for about a season.

The roof edge termination matters as much as the penetrations and gets a fraction of the attention. On a membrane roof, the edge is where the material stops and where wind, branches and ladder use all concentrate. On a fiberglass or aluminum roof it is the seam between roof and sidewall. Either way, it is a linear joint several feet long with no redundancy.

Roof recoat and reseal runs $750 to $4,500 and up, and roof vent and fan replacement runs $250 to $1,200 when a flange is too far gone to seal. If your roof needs the membrane itself rather than the seals on it, that is a different conversation at $3,500 to $18,000 and up, and the point of doing seals on schedule is to stay out of that band.

How do you tell if a slide seal is actually done?

Cycle the room and watch the seal instead of the room. Almost nobody does this and it takes ninety seconds.

A wiper seal that is doing its job stays in contact with the sidewall through the whole travel and flips cleanly at the direction change. A seal that has taken a set will stand off the wall in places, or fold under and stay folded. Bulb seals should compress visibly when the room is in and rebound when it comes out. A bulb that stays flat has stopped sealing and started being a gasket shaped decoration.

The other test is the interior floor after a wash. Run water over the slide from outside with the room deployed and then look at the floor along the inboard edge of the room after retraction. A wet line there is the answer.

Worth knowing before you spend money on seals: a slide that is out of adjustment chews its own seals on one edge. If a seal has failed asymmetrically, new rubber into the same crooked opening will fail the same way on the same edge. What about windows, doors and compartments?

These are the ones that produce the confusing leaks, because water entering at a window frame runs down the inside of the wall and shows up at the floor several feet away. Owners chase the stain rather than the entry point.

Window frames on most recreational vehicles are set in butyl tape and held by a clamp ring. Butyl does not cure, it just gets stiffer, and after enough summers it stops flowing into the gaps it was supposed to fill. The fix is pulling the window, cleaning both surfaces and setting it in new butyl. Running a bead of silicone around the outside of a leaking window is the classic mistake. It traps water inside the wall rather than keeping it out, and it makes the eventual proper repair harder.

Compartment doors and their frames are the same idea in a smaller package, and the baggage bay is where you will notice it first because that is where you store things you care about.

Window and frame reseal runs $250 to $3,500. Entry and baggage door repair runs $400 to $4,500.

When should this be booked in Orange County?

September through early November, and the reason is scheduling rather than weather. Everyone in the county remembers their roof during the first storm, and every shop in the county gets the same phone call that same week. Seal work booked in October is a planned appointment. The identical work booked the day after a storm is a queue.

There is a second reason that is purely physical. Sealants and coatings have application temperature ranges and cure times. A dry week with mild daytime temperatures is a better substrate condition than a damp morning in February, and a coating applied in the wrong conditions is a coating you will do again.

It runs $1,495 rather than $1,850 for the same operations booked separately, which is a difference of one setup and one teardown rather than three.

What can you check yourself between visits?

Look at the ceiling in the corners and along the roof edge with a flashlight held flat against the surface. Raking light shows a stain or a subtle sag that overhead light hides completely.

Open every overhead cabinet and put your hand on the back wall of it. That surface is against the sidewall and it will feel cool and slightly damp long before anything is visible.

Feel the floor along the slide edge and in the corners with bare feet. People find soft floor that way more often than by looking.

If any of those come back suspicious, get a moisture reading taken with a meter and recorded as a grid rather than a verdict. Numbers with locations attached give you a baseline you can compare against next year, which is worth more than someone telling you it seems fine.
