Why Layup Matters Here Even Though The Pipes Never Freeze

Owners hear the word winterization and reasonably assume it does not apply to them. The plumbing half often does not. The other half applies more than it would somewhere cold.
Does an RV stored in Orange County need plumbing work at all?
Sometimes, and the honest answer depends on where the unit sits and how long.
Inland valleys in this region do drop below freezing on scattered nights, and an overnight low is enough to split a fitting even if the afternoon is mild. A unit parked in a canyon or an inland yard is exposed to that. A unit under cover near the coast rarely is.
But the plumbing argument for a full drain is not really about ice here. It is about what standing water does over months of warm weather. Water left in a fresh tank and lines in an eighty degree storage yard grows biofilm, and biofilm in a fresh water system is a sanitation job when you come back rather than a rinse. Water sitting in a water heater tank corrodes the anode and the tank. Water in low points and traps evaporates and leaves mineral deposits in valves.
So the operation is the same operation and the reason is different. Drain the fresh side, drain the water heater, blow the lines, treat the traps. Winterization and de-winterization runs $250 to $750, which is the least expensive scheduled service on the price list and the one that prevents the most annoying return.
What actually kills batteries in storage here?
Sitting at partial charge in heat. Both halves matter and heat is the half people underestimate.
Lead acid chemistries self discharge continuously, and the rate roughly doubles for every rise of about eighteen degrees Fahrenheit in ambient temperature. A storage yard in Yorba Linda or Lake Forest in August is not a mild environment for a battery bank. A bank left at fifty percent state of charge through a warm summer will sulfate, and sulfation is not fully reversible.
Meanwhile the coach is drawing current the whole time even with everything switched off. Propane and carbon monoxide detectors, the radio memory, an inverter in standby, a control board, an antenna amplifier. Those parasitic loads are small and they never stop.
The two workable approaches are a maintenance charger left connected, or pulling the batteries out of the circuit entirely and charging them periodically. Lithium banks change the arithmetic and not the principle: they prefer being stored at partial charge and cool, and they still need to be disconnected from parasitic loads.
House battery replacement runs $500 to $5,500, and a bank killed by a summer of neglect is the most avoidable line item on that price list. Inverter and charger replacement runs $750 to $4,500 if the charger itself is what failed.
What does Santa Ana wind do to a stored unit?
It sandblasts and it pries.
The grit component is real. Sustained offshore wind carries fine particulate that finds every seam, packs into slide tracks and awning rollers, and abrades finish on the windward side. A unit that has sat through several wind events with no cover will show a duller, rougher surface on the exposed side than the sheltered one, and slide tracks that grind rather than glide.
The prying component is the expensive one. Anything that can catch air will. Deployed awnings are the classic failure and they should never be left out in storage, but the list is longer: loose roof vent lids, an unlatched compartment door, a slide topper with a broken tension spring, a partially secured ladder or a cover that is not tight. Each one is a lever waiting for a gust front.

Does coastal salt reach a unit stored inland?
Less than it reaches one stored in San Clemente, and more than owners expect.
Marine layer air moves inland overnight through the county most of the year, and it carries chloride. It is not the same load as an oceanfront parking spot, but it is enough to matter on bare steel and on dissimilar metal joints over a few seasons. What shows it first is running gear: axle tubes, spring hangers, U bolts, brake backing plates, the pin box or coupler, hitch hardware and any weld that was never coated properly at the factory.
Trailers suffer more than motorhomes here simply because trailer frames carry more exposed steel and see less attention. Rust treatment and anti corrosion coating runs $400 to $3,500 and is far cheaper as prevention than as a structural repair. Frame and structural welding runs $750 to $20,000 and up when corrosion has been left to do its work.
Bearings deserve their own line. A wheel bearing that sits packed with grease that has separated, then gets asked to run three hundred freeway miles on a hot day, is the classic first trip failure. Tire service and bearing repack runs $250 to $1,200 and it belongs on the wake up visit rather than the layup visit.
What belongs on the layup list and what belongs on the wake up list?
Layup, before it sits: drain and treat the water system, disconnect or maintain the batteries, retract and latch everything on the outside, clean the interior thoroughly because crumbs are an invitation, block the obvious rodent entries, cover if you can, and take dated photographs of the whole unit so you know its condition on the day you walked away.
Wake up, before the first trip: pressure test the fresh system and sanitize it, check tire pressures cold and read the date codes, repack or at least inspect bearings on a trailer, cycle every slide and awning and watch the seals, test detectors and change batteries in them, run the generator under load rather than at idle, and check every roof penetration because six months of sun happened while you were gone.
Annual maintenance service runs $400 to $2,500 and covers most of the wake up list as one scheduled visit. If you want both ends of the season booked at once, the Storage In and Out Package covers the drain and antifreeze, battery disconnect and maintenance charge setup, spring de-winterization and sanitation, and a pre trip systems check at $995 rather than $1,250 for the pieces separately. Booking both ends together also locks the return appointment, which matters because spring de-winterization is the busiest week of the year at the OCRV Center facility.
How far ahead should a Lake Forest owner book?
For layup, whenever the season ends for you. There is no rush and no queue.
For the wake up, book roughly four weeks before your first planned trip rather than one. That gap exists so that anything found during the systems check has time to become a parts order and a repair rather than a canceled reservation. Special order parts require payment in full at the time the order is placed, and lead times on model specific components are frequently measured in weeks.
