Sealant renewal on an interval, before it fails
Sealant is a consumable. In Southern California sun it shrinks, hardens and loses adhesion at the edges within a few years, and the entire economics of coach ownership turn on whether it is renewed before that happens or after. Renewing a roof's sealant is a modest, planned expense. Replacing a subfloor because water tracked in for two seasons is not.
Doing it properly means removing what has failed rather than laying fresh material over it. New sealant bonds to old sealant, the old material is already releasing, and the whole assembly lifts together at the next hot spell. The old bead comes off, the substrate is cleaned and prepared, and the new material is chosen to suit the membrane it is going onto.
The interval depends on the product and on whether the coach lives outdoors. We inspect annually and renew when the condition calls for it rather than on a fixed calendar, and the inspection produces a photographic record so the rate of deterioration is visible from one year to the next.

Propane, detectors and the safety items with expiry dates
The propane system gets a timed pressure drop test annually, along with a working pressure reading taken with an appliance running. Regulators drift and diaphragms age, and a regulator that has quietly dropped out of specification degrades every gas appliance on the coach at once while looking like four separate faults.
Detectors are the items owners most often let lapse. Propane, carbon monoxide and smoke detectors all carry a service life printed on the housing, typically in the range of five to ten years depending on type, and a detector past its date is not reliably doing its job regardless of whether it still chirps when tested. Replacing them is inexpensive and it is on the annual list for that reason.
Fire extinguishers get checked at the same time for charge and date, and the propane compartment is inspected for ventilation, pigtail condition and secure cylinder mounting. None of these are large jobs. They are exactly the sort of items that get deferred indefinitely unless they sit on a schedule somebody actually runs through.

Wheel ends, brakes and torque intervals
Running gear maintenance is where an interval genuinely prevents a serious failure. Trailer wheel bearings get repacked annually or at roughly twelve thousand miles, with new seals every time the hub comes off and preload set to specification rather than by feel.
Brakes are inspected at the same time because the drums are already off. Lining thickness is measured, drums are checked against maximum diameter, magnets are tested for current draw side to side, and adjusters are checked for function. Recording the lining measurements gives you a real wear rate and therefore a real interval for the next service instead of a guess.
Tires get their own attention on date code as well as tread, because coach tires almost always age out before they wear out. Pressures are set against actual axle weights rather than the maximum on the sidewall, and lug torque is checked in a star pattern with a re-torque interval given whenever a wheel has been off.

Slides, awnings and moving parts
Slide rooms are the highest maintenance mechanical assembly on most coaches and the one most likely to produce an expensive failure from a cheap omission. Rails, gears and motors need the correct lubricant applied where the manufacturer specifies, and the wrong product attracts grit and does more harm than none at all.
Adjustment matters as much as lubrication. A room that is out of adjustment drags on its seals, wears them unevenly, and admits water into the wall the room retracts into. Checking that the room sits flush and square in both positions, and that seal compression is even along each edge, is what stops that sequence starting.
Awnings get their fabric, arms, springs, motor and mounting checked. The mounting is the part worth watching, because an awning rail applies a substantial load into the sidewall and a rail that has begun to pull is both a structural and a water intrusion problem. Catching it during maintenance is straightforward; catching it after a windy afternoon is not.

Appliances, generator hours and systems servicing
Appliance maintenance is mostly cleaning and access. Refrigerator burner tubes and flues get cleaned, the rear compartment is cleared and the baffle confirmed present. Furnace blower wheels get cleaned and the return path checked. Water heater tanks get flushed and the anode rod inspected where the tank type uses one. Air conditioner coils get cleaned and the condensate drain path cleared.
The generator is serviced against its hour meter rather than the calendar, covering oil and filter, air filter, plugs on gasoline units, fuel filter and valve lash on the specified interval. Valve lash is the item skipped most often and the reason a well kept looking unit becomes progressively harder to start.
Water system sanitation belongs on the annual list too, particularly for a coach that has sat. The fresh tank and lines are sanitized and flushed, filters are replaced and the whole system is pressure held on a gauge afterward to confirm nothing has been disturbed.

Storage preparation and bringing a coach back
Winterizing in this region is less about hard freeze and more about a coach sitting unused for months. The plumbing still gets drained and protected, but the more valuable half of the service is everything else: batteries put on an appropriate maintenance charge or disconnected, tires protected from ultraviolet and set at storage pressure, vents screened against rodents, and the propane system shut down properly.
Bringing a coach back is the other half and it is the busiest service of our year. Systems are recommissioned in order, the water system is sanitized and pressure tested, propane pressure is verified, appliances are lit and run, batteries are load tested, the generator is exercised under load, and tires are re-inspected and set to travel pressures.
Booking both ends together is worth doing. It locks the appointment for spring, which is genuinely difficult to get at short notice, and it means the same records follow the coach through the season. Owners who run a coach on a schedule spend markedly less on it over a decade than owners who wait for symptoms, and that is the entire argument for this service.
