Gap first, then seal, then latch

Almost every entry door complaint has the same underlying cause, and it is not the latch. The door has moved relative to its frame, the gap has become uneven, and the seal is now compressed hard on one edge and barely touching on the other. The latch is simply the place where the owner feels it.

Diagnosis starts by measuring the gap at eight points around the perimeter with the coach level and the jacks in a defined state. A gap that is tight at the top hinge side and open at the bottom latch side means the door has dropped, which is usually hinge wear or a frame that has settled. A gap that is even but the door still binds means the frame itself is out of plane and the door is contacting before the seal compresses evenly.

The correction order matters. Set the door position with hinge shims and mounting adjustment first, confirm the gap is within a consistent range all the way around, then look at the seal, and only then move the strike so the latch engages without pulling the door out of the position you just set. Adjusting the strike first is how a door ends up latching and leaking at the same time.

Seal compression is a measurement, not a feel

A door seal works within a compression range. Squeezed too little, it never contacts continuously and water walks in at the low spot. Squeezed too much, it takes a permanent set within a season, loses its recovery and stops sealing at all, which is why an over-tight door often leaks worse a year later than a slightly loose one.

The practical way to check it is a strip test. A thin strip of paper placed across the seal and closed in the door should pull out with consistent resistance at every point around the perimeter. Where it slides out with no drag, the seal is not making contact. Where it tears, the compression is excessive. That test takes five minutes and tells you exactly where the alignment needs attention.

Replacement seals have to match the profile and the durometer of the original, because the profile determines the compression range. Fitting a taller or firmer bulb seal to compensate for a misaligned door is a common shortcut that transfers the load to the hinges and the latch, and it accelerates the wear that caused the misalignment in the first place.

Entry doors, screen doors and delamination

Coach entry doors are a laminated sandwich, and they fail internally in ways the outside does not show. Water that gets past a window seal or a light fixture in the door gets into the core, the adhesive releases, and the door begins to change shape. A door that will not stay aligned no matter how many times it has been adjusted is frequently delaminated rather than misadjusted.

That is checked by sounding across the skin, by measuring the door for twist against a flat reference, and by looking at whether the skin has begun to oil can in the middle. A delaminated door can sometimes be rebuilt, and sometimes replacement is the sound call. We measure and tell you which before spending hours chasing an alignment that will not hold.

Screen doors carry their own list: sagging frames, worn slider tracks, broken closers, torn screen and latches that no longer meet the strike because the main door moved. They are inexpensive to put right and worth doing at the same visit, since most of the labor is having the door apart already.

Compartment and baggage doors

Baggage doors on a coach live a harder life than the entry door. They are large, thin, hinged along the top, held by gas struts, and they get slammed. The common failures are struts that no longer hold, hinges that have elongated their mounting holes, corner welds that have opened on framed doors, and skins that have delaminated from the frame.

Alignment here follows the same principle as the entry door but with an extra factor: the opening in the coach side is part of a structural bay, and a bay that has taken a hit or has sagged will move the opening. Measuring the opening diagonals before blaming the door saves a lot of wasted adjustment.

Latches on compartment doors are usually cam locks or paddle latches, and they are simple to service. What matters is that the cam engages the keeper with the door held in its aligned position rather than pulling the door into position, since a latch that closes a gap is carrying load it was never designed for and will wear out repeatedly.

Electric and manual steps

Electric steps are a mechanism, a motor, a controller and a set of switches, and they fail in a predictable order. Linkage bushings wear and introduce slop, the mechanism binds because road grime has packed into the pivots, the motor draws more current fighting that bind, and eventually the motor or the controller gives up. The motor is usually the last casualty rather than the original fault.

So diagnosis starts mechanically. The step is operated by hand with the motor disconnected to feel where it binds, the pivots are checked for wear, and the mounting to the coach is checked for cracks. Then the electrical side gets its turn: supply voltage at the motor under load, the door switch, the override switch and the controller.

Alignment matters here too, more than owners expect. A step that is not square to the doorway contacts the body on retraction, wears at the contact point, and eventually cracks its mount. Setting the mechanism square, with the correct clearance at full retraction and level tread at full extension, is what stops that cycle. Manual steps are simpler but the same principle applies: worn pivots and a bent frame produce a step that flexes underfoot and eventually fails.

Locks, keyless entry and security hardware

Coach door locks have historically been simple, and many older units share a very small number of key codes across whole model years. Upgrading to a keyed entry set with a unique code, or to a keypad and remote system, is one of the more worthwhile modest improvements available.

Installation is a fitting job. The new lock body has to sit in the existing cutout or a properly enlarged one, the latch has to line up with the strike at the aligned door position, and the deadbolt has to throw fully into its keeper without the door having to be pulled. A keyless unit adds a motor and a battery compartment, and the wiring and sealing of that has to keep water out of the door core.

Compartment locks get the same treatment. Keyed-alike cam lock sets, so one key operates every bay, are a straightforward upgrade and a genuine convenience on a coach with eight or ten compartments. Where original hardware is discontinued, replacements are matched on cam length and cylinder depth so they operate the existing keepers.

How the work runs

    Level the vehicle and set a baseline

    The coach is brought level with the jacks in a defined state before anything is measured, because a door gap taken on a sloped surface is not a number you can adjust to.

    Measure gaps and test seal compression

    Perimeter gaps are recorded at multiple points and the seal is strip tested all the way around. This produces a map of where the door is tight and where it is not touching.

    Check the door and the opening separately

    The door is checked for twist and delamination against a flat reference, and the opening is checked for square and plane. Knowing which one moved determines the whole repair.

    Correct position, then hardware

    Hinges are shimmed and mountings corrected until the gap is consistent. Only then is the strike moved, so the latch holds the door where it already sits rather than dragging it into place.

    Seal replacement and re-test

    Where the seal has taken a set, it is replaced with the correct profile and durometer, then the strip test is repeated to confirm even compression around the entire perimeter.

    Function and water check

    The door is cycled repeatedly, latched and unlatched cold, and water tested. Step mechanisms are cycled through full travel with current draw measured before sign-off.

Questions we get about doors, steps and hardware

My RV door is hard to close. Can you just adjust the latch?
We can, but it usually makes things worse. A door that needs force is a door whose gap has gone uneven, and moving the strike to make it latch simply forces the door into a position it does not want to sit in. The seal then compresses hard on one edge and not at all on the other, which is how a hard closing door turns into a leaking door. We measure the gap around the perimeter first, correct the position at the hinges, and adjust the strike last so it holds the door where it naturally sits.
Why does my door leak even though the seal looks new?
A new seal only works if it is compressed within its design range all the way around. Run a strip of paper across the seal and close the door on it at several points. Where it pulls out with no resistance, the seal is not contacting and that is your leak. That condition is caused by alignment, not by the seal, which is why replacing a seal on a misaligned door is one of the most commonly repeated repairs in this industry. Fix the geometry and the seal does its job.
Should an electric step that stopped working get a new motor?
Check the mechanism before buying a motor. Electric steps almost always bind mechanically before they fail electrically, because worn linkage bushings and packed road grime make the mechanism stiff, the motor draws higher current fighting it, and eventually something gives up. We operate the step by hand with the motor disconnected to feel for binding, service the pivots, then measure motor current under load. Quite often the repair is bushings, cleaning and alignment, and the original motor is fine.
Can compartment doors be repaired or do they need replacing?
Most are repairable. Gas struts, hinges, elongated fastener holes, latch keepers and corner joints are all serviceable, and a delaminated skin can often be rebonded. Replacement becomes the sensible route when the frame is distorted from an impact or the skin has separated over a large area. Before quoting either way we measure the bay opening, because a door that will not fit is sometimes a door that is fine sitting in an opening that has moved, and replacing the door would not have solved anything.
Can you rekey all my compartment locks to one key?
Yes, and it is one of the more satisfying small upgrades on a coach with a lot of bays. Cam locks are matched on cylinder depth and cam length so they operate the existing keepers, then supplied keyed alike. On older coaches this also fixes a genuine security issue, since many manufacturers used a very small set of key codes across entire model years. The entry door can be upgraded at the same time, either to a unique keyed set or to a keypad and remote system.
