What an assessment actually measures
An assessment is not an estimate with more words. An estimate prices a scope that has already been decided. An assessment establishes what the scope should be, and on a laminated recreational vehicle that is a genuinely different exercise because so much of the condition is not visible.
The measurements that matter fall into four groups. Dimensional readings establish whether the body and chassis are still the shape they were built as, and they are taken as comparisons: side to side, diagonal to diagonal, one opening against its twin. Bond readings establish whether the skin is still attached to what is behind it, and they are taken by sounding across a grid rather than by looking. Moisture readings establish whether the core is wet, and they are logged by coordinate because the pattern tells you where the water came in. Condition readings cover fasteners, seams, sealant, welds and previous repair, and they are photographic.
What comes out the other end is a document rather than an opinion. That distinction matters when the report is going to be used to negotiate a purchase price, support a claim, or decide whether a repair is worth doing. A finding written as a measurement with a photograph attached survives a disagreement. A finding written as a professional impression does not.

Moisture mapping and why the reading pattern matters
A single high moisture reading tells you almost nothing. A grid of readings tells you where the water came in, how far it has traveled and whether the leak is active, and that is the difference between a report that says there is water damage and a report you can actually repair from.
Water in a laminated wall does not spread evenly. It follows gravity down through the core, wicks laterally along the lauan or the adhesive line, and pools where it meets a horizontal member. So the wettest point is usually low, and the entry point is usually high and often several feet to one side. Reading the gradient backward from the wettest area toward the driest is how the entry point gets located without opening the whole wall.
The other thing a gridded survey reveals is whether the problem is current. Core that is wet at the bottom of a wall with a dry gradient above it suggests a leak that has stopped, either because it was repaired or because the seam it came through has closed. Core that is wet in a continuous path from a roof edge down to a floor line is an active path, and any repair that does not close the top of that path is going to be redone. Owners frequently arrive convinced they have a window leak because that is where the stain is, and the survey finds a roof seam four feet above it.

Surveying the sidewall and roof structure through the skin
You can learn a remarkable amount about the cage inside a wall without opening it. Studs and roof bows are on a predictable spacing, they show through the skin as faint shadows in raking light, and they respond differently to sounding than the bays between them. A stud that has bent or broken produces a bay that reads wider than its neighbors and a skin that behaves differently across it.
Raking light is the most underused diagnostic tool in this work. Viewing a sidewall at a shallow angle with a strong light source reveals waviness, oil canning, bond release and stud shadow that are completely invisible in flat light. On a fiberglass laminate wall a released bond shows as a broad shallow rise. On an aluminum skinned wall it shows as a puckering at the fastener line. Both are obvious under raking light and both are easy to walk past at midday.
Where the survey needs to see behind a panel, we ask before removing anything. Pulling a compartment liner, a section of interior wall panel or an exterior molding is often enough to confirm or eliminate a suspected finding, and it is far less invasive than the alternative of quoting a large repair on an inference. On an assessment we do the minimum removal that answers the question, put it back, and note in the report what was opened and what was found.

Post-repair verification and second opinions
A significant share of assessments are requested after a repair rather than before one. Owners come in because the vehicle still leaks, still tracks wrong, still has a door that drags, or because the repair simply does not look right and they want an independent read. That is a legitimate and useful use of an assessment.
Post-repair verification measures the same things a pre-repair survey does, with one addition: it establishes what was done. Repair work is readable. New sealant sits differently from factory sealant. Replaced skin shows at the seam. Welds have a signature. Filler shows up under a coating gauge and under raking light. We document what we can identify and, where a repair was supposed to correct a dimensional problem, we measure whether it did.
The report is written to be useful to whoever needs to read it, which may be you, another shop, a carrier or an attorney. We do not editorialize about another facility's work. We record the measurements, show the photographs, and note where the current condition differs from what the documentation says was performed. That is more persuasive than commentary and it is considerably more useful.

Pre-purchase structural checks before the money moves
Buying a used recreational vehicle is one of the few large purchases people routinely make on a walkaround and a test drive. The structural condition of a coach is the single most expensive thing to get wrong, and it is also the thing least visible during a showing, because water damage and previous structural repair are both easy to cover cosmetically and hard to cover from a measurement.
For a pre-purchase structural check we focus on the findings that change the buy decision rather than a full punch list of every scratch. Is the frame straight and has it been worked. Is the laminate sound or is the wall releasing. Is the core dry, and if not, where did the water come in and how long has it been there. Do the slide openings measure square. Does the roof edge run true. Has the vehicle been repaired in a way that suggests a serious event that is not in its history.
Sellers in Orange County are generally accommodating about a buyer bringing a unit to a shop, and Lake Forest buyers looking at a coach anywhere in the region can usually arrange a window for it. Where the seller will not release the vehicle, that is information too. The report gets written the same way either way: findings, photographs, measurements and a prioritized list, with price bands so you know what you are negotiating about.

The written report and how owners actually use it
The deliverable is a document, and it is built to be read by someone who was not standing next to the vehicle. Every finding carries a location reference, a photograph, and where relevant a measurement or a moisture reading. Findings are grouped by system rather than by the order they were discovered, because that is how repair work is planned.
Prioritization is the part owners find most useful. Items are sorted into what compromises structure or admits water and needs correcting now, what will get worse and should be planned within a season, and what is cosmetic and can wait indefinitely. That sorting is a judgment call and we make it explicitly rather than burying it, so you can disagree with it if you want to.
Price bands accompany the scope so the report functions as a budget rather than a worry list. Those bands are planning figures drawn from the published ranges on this site, and the written estimate for any specific item is produced once the vehicle is at the shop and the scope is confirmed. Owners routinely use the report to decide whether to buy, to negotiate a price, to support a claim, or to phase work across two or three visits, and all four of those are what it is designed for.

Intake and history
We record what happened, when, and what has changed since. Prior repair records, insurance estimates and photographs all help direct the survey toward the areas most likely to hold undisclosed damage.

Exterior survey and measurement
Panel gaps, door and hatch fit, seam condition, molding alignment and body squareness are measured and recorded. Every elevation is photographed with reference to location, so the findings can be read by someone who was not present.

Sounding and moisture mapping
Sidewalls, roof and floor are sounded for bond loss and probed with a moisture meter on a grid. Readings are logged by location rather than summarized, so the pattern of the moisture is visible and the entry point can be inferred.

Structural and chassis check
Where the assessment involves impact damage, chassis reference points are measured and compared. Framing is inspected through existing access points, and limited trim removal is performed with your approval where the survey needs eyes behind a panel.

Written report and prioritized scope
Findings are written up with photographs, measurements and moisture readings attached, then sorted into what has to be corrected now, what should be planned, and what is cosmetic. Price bands accompany each item so the report is usable for budgeting.
