What is actually under your floor covering
Two constructions cover nearly everything on the road. The older and simpler one is plywood deck, typically five eighths or three quarters of an inch, screwed or stapled to steel or aluminum outriggers, with insulation and a coroplast underbelly below. The newer and far more common one is a laminated floor: a block foam core with lauan or thin composite skins bonded top and bottom under vacuum, sometimes with an aluminum or steel joist grid inside it. Both were laid on the frame before the walls stood, and both run continuously under the walls and the cabinets.
That continuity is why subfloor repair is expensive relative to how simple it sounds. You cannot lift the deck out. It is captured under the sidewalls, under the cabinet toe kicks, under the wet bay bulkhead and often under the shower pan flange. Replacement is done in sections: cut back to sound material along a line you can support, remove the damaged panel, install new material of matched thickness on new or existing joists and blocking, and bond and fasten it back into the surrounding deck so the seam is not a hinge.
Laminated decks add a wrinkle that plywood does not have. When water reaches the foam core, the bond between the skin and the core fails and the panel loses its shear strength even where the wood is not visibly rotten. That is why a laminated floor can feel spongy across an area much wider than the visibly stained region, and why a moisture meter reading has to be interpreted alongside a sounding test rather than on its own.

Finding the boundary of the soft area
The soft spot you can feel is the middle of the problem, not the edge of it. Water travels along the deck laminations and down the joist channels well past the point where the surface has given way, and by the time a floor feels soft underfoot the wood in the immediate area has been wet long enough to lose a substantial share of its strength. Repairing only what feels soft is the single most common way a floor repair comes back.
We map before we cut. A pinless moisture meter reads through the covering into the substrate without punching holes, and we grid the room to find where the readings return to the dry baseline for that coach. Sounding with a mallet finds the change in tone where the bond has failed. On laminated decks an infrared scan in the right conditions will show the wet zone as a thermal difference. Where a boundary is ambiguous we take a small inspection cut in a location that will be covered by trim or cabinetry anyway.
Then we look up, because the deck did not get wet on its own. Common upstream sources are the slide opening and its seals, the entry door threshold, the shower pan flange, a window or its frame, a plumbing joint in the floor cavity, the fresh tank or its fill line, and the wet bay pass through. Repairing the deck before that source is found and stopped is a schedule for doing the same job twice, so leak tracing comes first on every floor job that involves moisture.

Subfloor replacement and partial deck repair
Once the wet boundary is known and the source is stopped, the deck comes out in a planned pattern. Cuts land over a joist or an outrigger wherever possible so the new panel has support at its edge, and where they cannot, we add blocking. Cabinets, furniture and appliances over the affected area come out, and on a slide room the room is extended and supported so the opening area is reachable. The underbelly is opened from below for access, drying and inspection of the frame members, which is also the moment we find corrosion that was never visible.
The replacement material matches the original thickness so the finished floor sits at the correct height relative to the door threshold, the slide opening and the cabinet toe kicks. Over a joist grid that has been exposed to water, we treat the metal before closing anything back up. Seams are bonded and mechanically fastened, insulation is replaced with new material rather than the compressed and contaminated original, and the underbelly is closed with new sheeting and correctly taped so it does not become a water trap.
Cost is driven far more by access than by the square footage of bad wood. A soft area in the middle of an open living room with nothing over it is straightforward. The same area under a slide room, under a wardrobe, at the shower pan, or at the point where four cabinet runs converge takes many additional hours before any deck is touched. We say that plainly at the estimate stage, because the price of two apparently identical repairs can differ substantially and the reason is always what has to come out first.

Vinyl plank, tile, carpet and the Southern California heat problem
Luxury vinyl plank is the default for good reasons: it is light, it is genuinely waterproof at the surface, it is dimensionally stable enough for a vehicle, and it tolerates the small deflections a coach floor sees. The important caveat is heat. A closed coach parked on asphalt in Orange County in August gets far hotter inside than any house floor is designed for, and thin peel and stick planks with pressure sensitive adhesive will curl at the edges and open the seams. We specify products rated for the temperature range and install them with either a full spread adhesive suited to that range or a floating click lock system with correctly sized expansion gaps hidden under the trim.
Tile is possible and it is rarely the right answer for a whole coach. Porcelain over a backer with thinset is heavy, it is rigid over a structure that flexes, and grout lines crack where the floor moves. Where an owner really wants the look, we confine it to a small area with a stable substrate, use a decoupling membrane, and detail movement joints at the perimeter and at any transition. In the bath, a tiled shower floor over a properly built and waterproofed pan is a legitimate and durable choice when it is done as a wet area assembly rather than as decoration.
Carpet still has a place, mostly in bedrooms and in slide rooms where a soft surface is genuinely nicer and where spills are less likely. It should be installed with a proper pad and tack strip or a full glue down rather than stapled through, and it should stop short of the wet areas. Sheet vinyl remains the lightest and cheapest option and modern products are far better than the original congoleum, but it shows every subfloor imperfection, so it needs a smooth substrate underneath.

Slide room floors have a clearance you cannot ignore
This is the mistake that turns a flooring job into a slide job. A slide room retracts over or into the main floor, and the vertical clearance between the room's floor and whatever it passes over is small and fixed. Adding half an inch of new flooring inside a slide room, or on the main floor where the room travels, can mean the room drags, the wiper seal folds under, the motor sees a load it was never sized for, or the room simply will not come all the way in.
The correct approach is to measure the actual clearance with the room cycled before specifying anything. In most cases the answer is to keep the new covering at or below the original thickness inside the room, to remove the original covering completely rather than laying over it, and to stop the main floor covering at the slide opening with a properly detailed transition rather than running it under the room's path. Where a thicker product is genuinely wanted, the alternative is to remove more of the original buildup first so the finished height stays the same.
The slide edge also needs a durable termination. That line takes a beating from the room passing over it, from the wiper seal riding on it and from every person stepping across it. A metal or rigid transition profile mechanically fastened at that line lasts. A thin surface applied trim strip stuck down with adhesive does not, and once it lifts it becomes something for the room to catch on.

Transitions, trim and the edges that decide how it reads
The factory laid the original covering before the walls went up, which is why it disappears cleanly under the wall and under the cabinet toe kick with no visible edge. Replacement flooring cannot do that, because the walls are already there. So every replacement job is really an exercise in edge detailing, and the difference between a floor that looks factory and one that looks aftermarket is entirely in how those edges are handled.
Our default is to cut the new covering to the wall with the correct expansion gap and then close the gap with a scribed base moulding or a quarter round in a finish that relates to the cabinetry. At cabinet toe kicks we either run the flooring to the kick and trim, or remove and reset the toe kick over the new floor where the cabinet allows it, which gives the cleanest result. At the entry door the covering has to meet the threshold at the right height so the door still seals and the step still clears.
The bath and the wet bay get special attention. Any covering that stops near a shower pan, a toilet flange or a washer connection gets a sealed edge rather than a butt joint, because that seam is a direct path back into the deck you just replaced. Toilet flanges are reset to the new floor height rather than shimmed, and the pan flange detail is sealed as a wet assembly. Skipping that detail is how a brand new floor develops a stain in the same place the old one did.
How the work runs

Moisture survey
The whole floor is gridded with a pinless meter and sounded for changes in tone. Readings are recorded against the dry baseline for that coach so the wet boundary is a documented line rather than a guess. Suspect areas get a small inspection cut in a location that will be covered later.

Source tracing
Before any deck is cut, the water source is found and stopped. That means checking slide seals, the door threshold, window and frame seals, the shower pan flange, the plumbing runs in the floor cavity and the wet bay pass throughs, with controlled water testing where the source is not obvious.

Access and removal
Furniture, cabinetry, appliances and trim over the affected area are removed and stored. The underbelly is opened where needed. Damaged deck is cut back to sound material along lines that land over supporting members wherever possible.

Structure and drying
Exposed framing and outriggers are inspected and treated where corrosion is present, wet insulation is discarded rather than dried, and the cavity is dried to a verified reading before it is closed. New deck of matched thickness is bonded and fastened into the surrounding floor.

Covering and trim
The new covering goes down with the expansion and clearance requirements the product and the slide rooms demand. Cabinets, furniture and trim are reinstalled, transitions are set, wet area edges are sealed, and every slide is cycled to confirm the room clears the new floor height.
