Propane pressure is the measurement everything else depends on
Before any gas appliance is condemned, the supply is measured. A manometer on the test port tells you static pressure with everything off and, more usefully, working pressure with the largest appliance running. Regulators drift, diaphragms age, and a two stage regulator that reads correctly at rest will frequently collapse under the demand of a furnace and a water heater together.
That single reading explains an enormous share of the complaints in this category. A furnace that lights and drops out, a water heater that will not sustain a flame, a cooktop with lazy yellow burner tips and a refrigerator that cools poorly on gas can all be the same regulator. Replacing four appliances to fix one regulator is a mistake that a five minute test prevents.
The system also gets a timed pressure drop test to confirm it holds. A leak in propane plumbing is not a comfort issue, and any coach in the shop for gas appliance work gets the supply verified as a matter of course, along with the condition of the pigtails, the excess flow devices and the compartment ventilation.

Tank water heaters and what actually fails on them
Suburban and Atwood style tank heaters share the same failure list. On the gas side it is the igniter and electrode gap, the thermocouple or flame sensor, the gas valve, and a burner tube full of spider nest, which is a genuinely common cause in this climate and produces a lazy flame that rolls out of the tube instead of burning inside it.
On the electric side it is the element and the thermostat, plus the high limit switch that latches out and needs resetting. A heater that works on gas but not electric has an element, a thermostat or a supply problem, and measuring resistance across the element settles it immediately.
The maintenance item most owners never touch is the anode rod in a steel tank. Suburban tanks are steel lined and use a sacrificial anode; Atwood tanks are aluminum clad and do not. Fitting the wrong one, or never replacing a consumed one, is how a tank ends up leaking from the inside out. We check tank type before the plug ever comes out and flush the tank while it is open.

Tankless and on-demand heaters
On-demand units from manufacturers such as Truma and Girard modulate their burner against flow and inlet temperature, which makes them behave differently from a tank when something is wrong. A tankless unit that runs cold intermittently is usually reporting a flow rate problem, a partially blocked inlet screen, or a mixing valve that is letting cold bypass.
Scale is the other issue and it matters in Southern California. Hard water deposits inside the heat exchanger reduce transfer and eventually trigger over temperature protection. Descaling on a schedule keeps them working, and a coach that runs a proper inlet filter needs it far less often.
Electronic control gives these units diagnostic codes, which we read rather than guess around. Combustion air, exhaust termination clearance and the condition of the fan are all part of the check, since an on-demand burner will lock out on a restricted flue long before the owner sees any other symptom.

Forced air furnaces and the safety switch chain
A propane furnace lights in a sequence and every step in that sequence has a switch that must close. The thermostat calls, the blower spins up, the sail switch senses airflow and closes, the board energizes the gas valve and the igniter, the flame sensor proves the flame, and the limit switch stays closed as long as the temperature is in range. When the furnace blows cold air, one of those links did not close.
The sail switch is the most common culprit and the reason is almost always airflow. A blocked return air grille, a crushed duct, a closed register in a bedroom, or a squirrel cage packed with dust reduces flow below the point the switch needs. The furnace is behaving correctly by refusing to light. Fixing the airflow fixes the furnace.
The limit switch is the opposite condition. It opens when the furnace overheats, which again is usually an airflow restriction, and a furnace that runs for eight minutes and then blows cold is a limit switch cycling. Chasing that with a new gas valve or a new board is a common and expensive misdiagnosis.

Ducting, registers and heat that never reaches the far end
Coach ductwork is thin walled flexible tubing routed through cabinet bases and under the floor, and it gets crushed, disconnected and chewed. A bedroom that never warms up is more often a duct that came off its collar during assembly or a run flattened under a slide mechanism than it is a furnace with insufficient output.
We verify this by measuring temperature and flow at each register with the furnace running, then comparing against the plenum. A register that is warm but has no velocity has a restricted run. A register that is cold has a disconnected one. That mapping tells you exactly which cabinet has to be opened.
Return air path is equally important and much more often neglected. The furnace has to breathe from inside the coach, and owners routinely block the return with stored bedding or a piece of furniture. Correcting a return path is free of parts cost and frequently transforms both heat distribution and reliability.

Hydronic and diesel fired heat on larger coaches
Diesel pushers and higher end coaches frequently use a hydronic system such as AquaHot or Oasis, which heats a glycol loop with a diesel burner and an electric element, then uses that loop for both domestic hot water and cabin heat through fan coils.
Diagnosis on these is different because the loop is the common element. A single fan coil that does not produce heat is a zone problem: a failed fan, a stuck zone valve or an air lock in that leg. No heat anywhere with hot water present points at the circulation pump. Nothing hot at all points at the burner or the element.
The burner side needs the same treatment as any diesel appliance: fuel supply, nozzle condition, electrode gap, combustion air and flue. These units also require glycol maintenance, since the corrosion inhibitors deplete and a neglected loop corrodes internally. Testing and changing the glycol on schedule is the single most valuable maintenance item on the system.

Static and working pressure are measured with a manometer and the system is leak tested before any appliance is opened. This step regularly redefines the complaint.

Sequence observation
The appliance is run through a full ignition cycle with the board and switches instrumented so the exact step that fails is seen rather than inferred from the symptom.

Airflow and combustion path
Return air, ducting, burner tube, flue and combustion air clearances are checked. On furnaces and on-demand heaters this is where the majority of intermittent lockouts originate.

Component testing
Gas valve, igniter, flame sensor, thermostat, element and limit switches are tested electrically against specification rather than replaced on suspicion.

Repair and maintenance items
The failed component is replaced and the maintenance items that are due at the same access, such as the anode rod, a tank flush or a blower clean, are completed while the appliance is open.

The appliance is cycled repeatedly from cold, and on furnaces the register temperatures and flows are mapped so distribution is verified rather than assumed.
