Why this happens in a bay and not in a parking lot
This evaluation is performed at the shop, on level concrete, with the coach connected to shore power and water. That is not a scheduling preference, it is what makes the findings mean anything. Moisture readings need a dry reference taken from known sound material on the same coach. Roof access needs proper equipment. Brake drums have to come off. Slides need to be run through full travel with the vehicle level.
A walkaround performed somewhere else can tell you a coach looks tidy. It cannot tell you the rear wall has elevated moisture six inches above the floor line, that the left rear brake magnet is drawing half the current of its partner, or that the refrigerator will not sustain a flame on propane. Those are the findings that change what a coach is worth.
Coaches come to us from all over south Orange County for this, and the drive from Lake Forest is a straightforward run up the 241 to the 91 or the 5 to the 55. Plan on the vehicle being with us for several hours at minimum, and a full day for a comprehensive evaluation on a larger coach.

Moisture survey, and reading a meter properly
Moisture is the finding that most often changes a purchase decision, and it is measured rather than guessed. A pin type meter reads conductivity between two probes and a non-invasive meter reads dielectric properties through the surface. Both are used, because each has blind spots the other covers.
The critical discipline is establishing a baseline on the same coach. Materials differ, a foil backed panel reads differently from a plywood one, and an absolute number in isolation means very little. We take readings on known dry areas of the same construction, then survey systematically across walls, ceilings, floor perimeters, slide openings, around every window and every roof penetration, and look for the areas that deviate from that baseline.
Elevated readings get mapped rather than simply noted, because the shape of the wet area points at the entry point. Moisture concentrated in a vertical band below a window is a window seal. Moisture along a floor perimeter across a whole wall is more likely a sidewall seam or a slide seal. That mapping is what turns a scary reading into a scoped repair.

Roof, seals and every penetration
The roof is where most expensive coach problems begin, and it gets walked rather than glanced at from a ladder. Membrane condition, seam integrity, the condition of every sealant bead, and whether previous sealant was applied over failed material instead of replacing it are all recorded.
Every penetration is a candidate: vents, fans, skylights, air conditioner mounts, antennas, solar mounts, ladder attachments and refrigerator vents. Sealant that has shrunk away from an edge, cracked across its surface or lifted at a corner is a documented finding with a photograph and a location, not a general comment that the roof needs attention.
Sidewall seams, corner mouldings, the front and rear cap joints and the awning rail get the same treatment. So does the underside, where the belly membrane, the floor perimeter and any penetration for plumbing or wiring can admit water from below, which is a route owners rarely consider and which produces some of the most advanced damage we find.

Structure, slides and body condition
Structural assessment means looking for the evidence that a coach has moved or been repaired. Delamination is found by sounding across the sidewall and by sighting down the panel in raking light, where a wave or a bubble becomes obvious that is invisible from straight on.
Previous collision repair leaves signatures: paint film thickness that jumps on one panel, overspray in a wheel well, fastener heads that have been disturbed, a body gap that differs from the opposite side, and sealant that does not match the factory pattern. None of these are automatically a problem, but a buyer is entitled to know the coach has been repaired and to ask how well.
Slide rooms are run through full travel with the coach level. We look at seal condition and compression, whether the room sits flush and square in both positions, how the mechanism sounds and moves, whether the floor at the opening has soft areas, and whether the wiper seals show a wet line. A slide that is out of adjustment is a leak in progress even when nothing is wet yet.

Systems function testing
Every system that can be run gets run. Shore power is connected and the coach is checked for correct polarity and grounding. The generator is started and load tested. The inverter is put under load. Battery voltages are taken at rest and under load. Water is connected, the system is pressurized and held on a gauge, and every fixture is operated.
Propane appliances are tested individually with supply pressure measured at the test port, since a weak regulator makes several appliances look faulty at once. The refrigerator is run on both energy sources long enough to demonstrate it actually cools rather than merely starting. Air conditioners are run to stabilization and the temperature split is measured.
The point is that a report saying an appliance was operational should mean it was operated to a measurable result. Anything not tested, and there is always something, is listed as not tested with the reason. A report that quietly omits what it could not check is worse than no report at all, because the buyer assumes it was covered.

Running gear, tires and the report itself
Chassis and running gear get a visual and dimensional review: tire condition and date codes, tread wear pattern which tells you about alignment and pressure history, brake lining where it can be seen or where drums can come off, suspension components and bushings, ride height, frame condition, and leveling system function.
Date codes are worth their own mention. Coach tires very often age out before they wear out, and a set with plenty of tread that is eight years old is a finding a buyer needs before the money moves, not after.
The report is the deliverable. Findings are grouped and prioritized into what has to be corrected before the coach is used, what should be planned within the season, and what is cosmetic or informational. Each item carries a photograph, the measured value where one applies, and a price band drawn from published ranges so the list can be used as a negotiating document. If the work is authorized here afterward, the evaluation cost is credited against the repair.

The coach is brought level in a bay and connected to shore power and water. Systems are energized early so they have time to reach a state that can actually be assessed.
