Manual spring roller awnings
The traditional patio awning is a fabric canopy on a roller tube containing a torsion spring, with an arm at each end that carries the load and a rafter that tensions the fabric once it is out. You pull it out against the spring, lock the arms, and set the pitch. It is a simple, durable arrangement and the parts are widely available, which is why so many of these are still in service decades after the coach was built.
The component that demands respect is the torsion spring inside the roller tube. It is under considerable stored energy at all times, and servicing a roller without releasing and controlling that tension properly is genuinely dangerous. This is the main reason we advise against a driveway fabric replacement on a spring roller awning. The procedure is not complicated once you know it, but the consequences of getting it wrong are severe and the tools to control the tube matter.
The other manual awning failure is in the arms and the hardware that locks them. Slider arms wear at the pivots, locking knobs strip, and the ratchet or lock mechanism that holds the arm at height wears until it releases under load. An arm that will not lock reliably is what leads to an awning coming down partway in a gust, which then bends the arm and tears the fabric at the roller. Replacing worn locking hardware is inexpensive and prevents the far larger failure.

Power and box awnings
Powered awnings, whether the exposed arm type or the fully enclosed box style, move the fabric with a 12V motor and gearbox rather than a torsion spring. The enclosed box design shelters the rolled fabric completely when retracted, which dramatically extends fabric life because the canopy is not sitting in the sun in its rolled state. The tradeoff is more mechanism and more to go wrong.
The characteristic power awning problems are electrical and mechanical in roughly equal measure. Motors fail, usually after a period of running slowly. Gearboxes strip. Limit switches drift so the awning stops short or tries to keep running at the end of travel. Control modules fail. And the wiring at the point where the harness enters the moving assembly fatigues, which produces the classic intermittent that works some days and not others. Diagnosis follows the same discipline as a slide: verify supply voltage at the motor under load before condemning anything mechanical.
Many powered awnings include a wind sensor that retracts the canopy automatically when it detects movement. These are worth having and worth understanding. They react to motion rather than to wind speed, they are not a substitute for judgment, and a sensor that has failed or been disabled leaves an owner assuming protection that is not there. We test sensor function as part of any power awning service, because the value of the feature depends entirely on it actually working.

Vinyl against acrylic fabric
Two fabric families dominate and they suit different owners. Laminated vinyl is a coated fabric: fully waterproof, easy to wipe clean, heavier, and available in the widest range of colors and factory patterns. Its weaknesses are that it does not breathe, so rolling it up wet traps moisture against itself and grows mildew that stains permanently, and that it becomes stiff in cold weather and eventually cracks along the fold lines from repeated rolling.
Woven acrylic is solution dyed, meaning the color goes through the fiber rather than sitting on the surface, which is why acrylic canopies hold their color for so long. It breathes, so it dries quickly and resists mildew far better, and it is lighter and more pleasant under, since it does not trap heat the way vinyl does. It is water repellent rather than waterproof, so in genuinely heavy rain it will eventually let moisture through, and it is more prone to abrasion damage.
Our general guidance is straightforward. For a coach that lives in Southern California and gets used in dry weather, acrylic is the more pleasant material and it will look better for longer. For an owner who wants a fully waterproof canopy and does not mind the weight, vinyl is correct, with the discipline of never rolling it up wet. Sizing matters as much as material: awning fabric is specified by the tube to tube dimension, and the fabric length is shorter than the nominal awning size, so a canopy ordered on the nominal number alone will not fit.

Arms, rafters and what wind actually does
An extended awning is a large sail attached to the side of a lightweight vehicle. It is the most vulnerable thing on the coach and it takes damage in a matter of seconds. What typically happens in a gust is that the canopy lifts, one arm takes a shock load it was not designed for and bends or twists, the fabric tears at the roller where the load concentrates, and in a bad event the rail itself pulls away from the sidewall.
The other wind related failure is the slow one. Rain pooling in the canopy is a wind and pitch problem rather than a rain problem: if both arms are set at the same height the fabric holds a pool, and water is heavy enough that a substantial pool will bend the roller tube or tear the fabric from its own weight. Setting one arm lower than the other so the canopy drains to one corner is the entire prevention, and it takes a few seconds.
The rule that saves awnings is unglamorous and absolute: retract it when you leave and retract it overnight. Every experienced owner has either learned this the hard way or watched someone else learn it. A powered awning with a working wind sensor helps, and it is not a substitute for putting the awning away. The repair for a wind event usually involves an arm assembly, fabric and often the roller tube, and it costs vastly more than the inconvenience of rolling it up.

The awning rail is a row of holes in your sidewall
This is the part of awning work that belongs to the water story. The awning rail is a length of extrusion screwed horizontally to the sidewall along most of the length of the coach, bedded in butyl and sealed at the top edge. Every one of those fasteners is a penetration through the wall, and the rail carries the entire dynamic load of the awning, so those fasteners are worked constantly.
When the sealant at the top edge of the rail fails, water runs behind the rail and into the fastener holes, then down inside the wall. Because the rail spreads water along its whole length, the interior symptom can be a long way from where the sealant actually failed, and it usually appears as a stain at the base of the wall or a soft floor edge. It is one of the most commonly missed leak sources on a coach, precisely because nobody thinks of the awning as a roof problem.
Anytime we have an awning apart, the rail gets attention. Sealant condition at the top edge is inspected along the entire run, fasteners are checked for backing out and for elongated holes, and where the rail has to come off it is rebedded on fresh butyl rather than reinstalled dry with a bead over the top. If a wind event has pulled the rail partially away from the wall, the wall itself gets inspected for delamination and for enlarged holes before the rail goes back, because refastening into damaged material simply sets up the next failure.

Slide toppers and window awnings
Slide toppers are small awnings on spring loaded rollers mounted above each slide opening, and they extend and retract automatically with the room. Their job is to keep debris and standing water off the slide roof, which also protects the top seal. They are made from the same fabric families as patio awnings and they fail the same ways, with the addition that a topper is entirely dependent on correct roller tension. Too little and the fabric sags and ponds, too much and it drags on the room and wears.
Because a topper works automatically, its failures often go unnoticed until they cause a secondary problem. A torn topper concentrates water into a stream at a corner of the slide opening. A sagging topper holds a pool directly above the opening. A topper that no longer retracts fully leaves bunched fabric at the top of the room where it interferes with the seal. Any of those puts water into a wall, so a topper problem is worth treating as a water problem.
Window awnings are the smallest members of the family and they matter more in Southern California than in most places, because shading a west facing window materially reduces interior heat gain on a coach that is parked all afternoon in the sun. They use the same fabric, the same spring roller principle and the same rail mounting, and the rail is the same row of holes through the sidewall that a patio awning rail is. They get the same inspection and the same bedding treatment when they come off.
How the work runs

Assembly inspection
Fabric, roller tube, both arm assemblies, rafters, hardware, motor and the sidewall rail are inspected as one system. A roller is checked for bow along its length and arms are compared to each other, because wind damage frequently affects one side in a way that is only obvious in comparison.

Fabric measurement
Awning fabric is specified by the tube to tube dimension rather than by the nominal awning size, so we measure rather than order from the label. Material family and color are selected with the coach in front of you, and the polycord or keder edge type is matched to the roller and rail.

Controlled disassembly
Torsion spring tension is released and controlled with the correct tooling before a roller is opened, because the stored energy in a spring roller is substantial. Powered assemblies are electrically isolated first. Damaged components are set aside for the estimate rather than discarded.

Rail and wall check
With the assembly off, the sidewall rail is inspected along its full run for sealant condition, backed out fasteners and elongated holes, and the wall below it is checked for staining and delamination. Any rail that comes off is rebedded on fresh butyl rather than resealed from the outside.

Install and set pitch
New fabric is fed and tensioned, arms and rafters are fitted, and spring tension is set to specification. The awning is cycled repeatedly, motor draw is checked on powered units, wind sensor function is verified, and the pitch is set so the canopy drains to one corner rather than holding water.
