Tiny homes on wheels are the clearest example in this whole catalog of a vehicle that is really a building. Everything above the deck follows residential construction practice, and everything below it follows trailer engineering. The interesting failures happen exactly at the boundary. Builders who came from carpentry tend to underbuild the connection to the chassis. Builders who came from trailer fabrication tend to build a strong chassis and then let someone else frame a house on it without specifying how it attaches. We repair both versions and the diagnosis usually starts at the sill.
Weight and towing behavior are the two things we ask about first, because they tell us a great deal about what we are going to find. A tiny home that has been towed twice has different damage from one that gets moved several times a year. Frequent movement fatigues the framing and the siding. Infrequent movement lets moisture problems develop while the unit sits, often with skirting or landscaping trapping water against the chassis. Both are real, and they produce almost opposite repair lists.
Because these units are usually one-off builds, there is no parts catalog and no assembly documentation. What there is, if we are lucky, is the owner's photographs from the build. We ask for them, because knowing where a builder put blocking, how the wall was sheathed and where the plumbing runs saves hours of exploratory work. Where photographs do not exist we open carefully and document as we go, and the documentation becomes part of what the owner keeps.

Sill to chassis connections that were designed for a static building
A house is normally anchored to a foundation that does not move. A tiny home is anchored to a frame that twists on every driveway and flexes on the freeway. Builders who used conventional sill plate anchoring end up with fasteners that work loose, a sill that lifts, and a shear connection that has stopped being a shear connection. The repair is to install proper mechanical connections designed for dynamic load, tie the framing into the chassis at defined intervals, and correct any framing that has already crushed at the bearing points.

House framing resists lateral load through sheathed shear walls. On a tiny home, towing applies lateral and torsional load repeatedly, and the walls fatigue in a way a stationary house never does. What shows up is cracking at siding joints, popped fasteners in a diagonal pattern and separated trim at the corners. That pattern is diagnostic. Repairing the siding alone treats the symptom. Adding proper bracing, correcting the sheathing fastening schedule and improving the corner connections addresses the structure that is actually moving.
Chassis that was sized for a lighter build than the one on top of it
Tiny homes gain weight during construction in ways nobody plans for. Tile instead of vinyl, a real bathtub, a heavier roof, a full water tank, and a loft with a queen mattress all add up, and finished weights routinely exceed the original chassis rating. The visible symptom is frame sag between the axles and the tongue and a home that no longer tows level. Correcting it means reinforcing the frame, and sometimes adding an axle, plus a real weight assessment so the owner knows what the finished unit actually weighs.
Trapped moisture under the subfloor that corrodes the frame from above
The floor assembly on a tiny home typically sandwiches insulation between the trailer deck and the finished floor, often with an underbelly skin below. Any moisture that gets into that assembly, whether from a plumbing leak, condensation or a construction period rain event, has nowhere to go. The steel frame then corrodes from the top face where it is completely invisible. When we open a tiny home floor for any reason we assess the frame condition, because a chassis that has been quietly rusting under insulation is the most consequential problem this type has.
